Booking Terms & Conditions

Thank you for choosing to book your holiday with us, we hope you enjoy your stay at Harbour Street Apartment.  Please read the following Terms and Conditions that apply to your booking and set out the obligations between yourselves and us, the property’s owner.  Accessing or viewing the site constitutes your acceptance to these Terms and Conditions. If you have any queries please let us know prior to booking. These terms and conditions shall be subject to Scottish Law.

Availability
This booking is made on the understanding that we will make the accommodation available to you on the dates selected.  Should this not be possible due to events beyond our control we will offer you alternative dates or refund your accommodation rental, however you will have no other claim or remedy against us.

Price
This includes bed linen, kitchen linen, towels, hot water, electricity, heating and WiFi. Prices are inclusive of VAT at the current rate.  Your price is guaranteed once you have received your booking confirmation email from us.

Payment
a non-refundable deposit of 25% is payable at time of booking.  The full non-refundable balance is due 6 weeks before your arrival date.  If a booking is made less than 6 weeks in advance the full balance must be paid.


Overseas Bookings
We appreciate the difficulties when booking from overseas.  We will allow up to 10 days for bookings to be confirmed from the reservation date.  All payments must be received within 6 weeks of holiday arrival date.  Payments should be made by credit card or bank transfer.  Bank charges are payable by the hirer.

Cancellations
Once the full balance has been paid the whole cost of the booking is non-refundable.  We will however endeavour to re-let the property and if successful we will make a refund to the value of the re let period less a 10% admin charge.  All cancellations must be notified in writing and received prior to conformation of cancellation charges.  If you do not receive acknowledgement from us or receipt of your cancellation letter you must assume it has not been received.


Insurance
We strongly advise you take out adequate holiday insurance which includes cancellation expenses.

Check in/Check out
On your arrival day the apartment will be ready for entry from 3.00 pm.  


We have a key safe located on the outside of the building.  We will send you a code to access the keys the morning of your holiday commencing.  There will be spare keys in the apartment if you need them.  If you require a meet and greet, please advise us at time of booking or by email and this can be arranged.


On your departure day please ensure that you vacate prior to 11 am.  Please leave one set of keys in the key safe.

Care
Our apartment is cleaned thoroughly between each let, however due to the limited time between lets guests are asked to leave the property and its contents clean and tidy when vacating.  If excessive cleaning is required an extra cleaning charge will be levied.  Please report any damage or breakages.  The inventory is checked at every checkout and we reserve the right to charge a fee for damage, breakages or missing items.

Pets
Strictly no pets.

Responsibility
All guests are responsible for adhering to the terms and conditions.  We reserve the right, at our sole discretion, to remove any person(s) acting in a manner likely to be detrimental.  Our Apartment is not available for social gatherings or parties and is not to be used as such.  The hirer shall not sub-let the premises. The number of people occupying the premises shall not exceed the number stated for the premises. We request that any additional visitors vacate the premises before 11pm.

Age Limits
Bookings cannot be taken from anyone under the age of 18.  At least one member of the party must be over the age of 18.

Personal Effects
We accept no responsibility for the loss or damage to any personal property of guests left in the accommodation.  Vehicles, their accessories and contents are left at the owner’s risk.  We recommend that adequate insurance is acquired prior to arrival.  Postage and packaging to return any forgotten belongings will be charged.  Any property not claimed within a month of your departure will be disposed of.

Accidents
We accept no responsibility for any injury or death however caused.  All guests are advised to have adequate property and personal insurance in place prior to arrival.

Noise
Please consider the neighbours and do not cause excessive noise disturbance at any time.

Accommodation
If for any reason you deem your accommodation or any part of it to be unsatisfactory please notify us immediately so that appropriate action can be taken.  We will not accept subsequent claims not so notified.

Delays and Adverse Weather
No liability is accepted should external factors and/or adverse weather conditions cause delay or cancellation of your holiday.  We recommend that adequate travel insurance is taken out prior to arrival.

Smoking and Candles
Smoking strictly prohibited within the apartment or in the communal areas. Candles are not permitted.

Access
The owners reserve the right to enter the property at any time without prior notice.
